Attic

Insulation, ventilation, and signs of leaks or overheated wiring.

Additional inspection services

Buyer's inspection

The most comprehensive evaluation of your prospective home — so you understand the true condition before you commit.

Pre-listing inspection

Identify issues before you list. Address problems proactively, set a fair asking price, and keep the transaction moving.

New construction

Verify a brand-new home was built to modern codes and standards before you take possession. New homes hide defects too.

11-month warranty

A critical final check before the builder’s one-year warranty expires. Catch defects while they are still the builder’s to repair.

Home maintenance

An annual or biannual check-up. Catch minor issues before they become major, costly repairs.

Investment property

Understand true condition and potential repair costs before a property joins your portfolio.

Luxury homes

Larger Orange County homes get the same systems walk plus extra time for complex roofs, pools, and guest structures. Quoted by size.

Drone roof imaging

An aerial look at tile and flat roofs that are unsafe to walk. Photos document visible covering, flashing, and drainage — not a roof certification.

Four-point check

A focused visual of roof, electrical, plumbing, and HVAC when an insurer or lender asks for those four systems only.

Short-term rental

A safety-and-condition walk for a rental you already own: detectors, egress, visible moisture, and the systems guests rely on.
